1. Contract Conclusion
The contract between the landlord, Dream Green (hereinafter referred to as the "Landlord"), and the customer/guest is established through the booking. If a booking is made by a third party on behalf of the guest, that third party shall be jointly and severally liable with the guest for all obligations arising from the contract. The customer/guest assumes responsibility for all individuals accompanying them or visiting the apartment during their stay.
2. Acceptance of Rules and Terms and Conditions
By making a booking, the customer/guest expressly agrees to the house rules and the General Terms and Conditions (GTC). The customer/guest undertakes to comply with these rules. In the event that the customer/guest violates the house rules or GTC, the landlord reserves the right to immediately remove the customer/guest from the apartment without any claims for damages and, if necessary, demand compensation for damages.
3. Cancellation Policy
Cancellations are free of charge up to 7 days before arrival. In the case of a cancellation within 7 days before arrival, a cancellation fee equal to the total price minus the cleaning fee will be charged. The cancellation of the booking results in the customer/guest losing any claim to the use of the premises for the originally booked period. In case of a no-show, a fee equal to the total price including the cleaning fee will be charged. In the event of non-appearance, the customer/guest loses the right to use the apartment for the entire booking period from 6:00 am on the day after the originally scheduled arrival day, without any claims for damages.
4. Cancellation Policy for Long Stays
For bookings of 30 consecutive nights or more, cancellations are possible up to 14 days before arrival. In the case of a cancellation within 14 days before arrival, a cancellation fee equal to the total price minus the cleaning fee will be charged. The cancellation of the booking results in the customer/guest losing any claim to the use of the premises for the originally booked period. In case of a no-show, a fee equal to the total price including the cleaning fee will be charged. In the event of non-appearance, the customer/guest loses the right to use the apartment for the entire booking period from 6:00 am on the day after the originally scheduled arrival day, without any claims for damages.
5. Access to the Apartment
The customer/guest must complete an online check-in to access the apartment. All required information must be provided truthfully and completely. After successful online check-in, the customer/guest will receive a personal code for a key box (lockbox) at the entrance of the building. Inside the lockbox, there are 2 keys: 1 key for the main door and 1 key for the apartment door.
The keys must be returned to the lockbox upon departure. In case of loss of one or both keys, the guest/customer is responsible for the cost of replacement and new lock cylinders. In case of violation of the house rules, the landlord can deny the customer/guest access to the apartment and demand compensation for the violation. A violation of the house rules thus entitles the landlord to enter the apartment without the customer/guest's consent and replace the lock cylinders.
6. Check In & Check Out
Check-in and check-out are flexible and contactless via a lockbox. The personal code for the lockbox will be sent to the customer/guest 48 hours before the stay after confirming the house rules and GTC (via online check-in), either to the email address provided during the booking or through the platform (Booking.com, Airbnb, VRBO, Fe-Wo direkt, Tripadvisor, etc.). It may take up to 60 minutes for the customer/guest to receive their individual code for the lockbox after completing the online check-in, to open the lockbox and retrieve the keys.
Check-in is possible from 2:00 pm on the day of arrival. An earlier check-in cannot be guaranteed due to preparations and cleaning.
Check-out is possible until 10:00 am on the day of departure. For late check-out, a fee of €12 per hour started will be charged. The landlord reserves the right to remove or have the customer/guest removed from the apartment in case of late check-out. Consent to an earlier check-in or a later check-out is valid only if provided in writing by the landlord and can be proven by the tenant.
7. Number of persons
The customer/guest must inform the landlord of the total number of overnight guests. In case the number of persons increases during the stay, the landlord must be informed immediately, and the difference in the booking price must be paid. Failure to notify may lead to a subsequent claim for the difference or cancellation of the booking without refund.
8. Children, teenagers & babies
Infants up to the age of 3 years stay free of charge. A baby cot including bedding and a high chair can be provided for €10 per baby for the entire stay. The safety and compliance with house rules by minors are the responsibility of the supervising person during the stay.
9. Smoking
Strict smoking and open flame bans apply in all rooms, both communal and private (including smoking by open windows). Violation of this ban will result in an additional cleaning fee of €200.
10. Dishwashing
Used dishes, cutlery, and cookware must be cleaned and dried and placed in their designated location. The kitchenette must be left tidy and free from any brought-in food. Failure to comply will result in a cleaning fee of €25.
11. Internet
Wifi is accessed by entering a username and password. Access data must not be shared with third parties. The customer/guest undertakes to keep the access data confidential. Usage is at one's own risk, and the landlord assumes no liability for damages or security risks. The landlord expressly warns that there is a risk of malware (e.g., viruses, trojans, worms, etc.) entering the end device when using wifi. Use of wifi is at the guest's own risk. The landlord is not liable for damages to the customer's/guest's device resulting from the use of the internet access, unless such damages were intentionally or grossly negligently caused by the landlord. The landlord does not guarantee the actual availability, suitability, or reliability of the internet access for any purpose. The landlord is entitled at any time to completely, partially, or temporarily suspend access, allow additional users, restrict or exclude the guest's access, and block access to certain pages or services via wifi at their discretion and at any time (e.g., pages promoting violence, pornography, or paid services).
12. Wifi access
The WLAN access point throughout the Burgstraße 14 building is located in the Frida vacation apartment. The tenant must not deactivate the router or interrupt the power supply. In case of malfunctions, the landlord must be granted access to the apartment. If the tenant cannot be reached in case of a malfunction, the landlord reserves the right to enter the apartment without the tenant's explicit permission.
13. Cleaning
• The house and property must be kept clean and in good condition.
• The garbage generated in the household may only be disposed of in the garbage cans and containers provided. Make sure that the garbage is consistently separated. The garbage cans are in the garage or in the yard.
• The garbage must be separated by the tenant/guest according to the prescribed recycling system in Germany.
Yellow bin: plastic packaging, Tetrapack, metal cans, styrofoam
Blue bin: paper, newspapers, cardboard
Green bin: organic waste, food leftovers, eggshells
Black bin: Residual waste, everything that does not fall into the previous categories except glass!
• In Germany, glass must be disposed of in the municipal containers provided for this purpose. Glass must not be disposed of with household waste.
• Surfaces and objects must never come into contact with ammonia, acids, harsh cleaning agents, hair dyes or chlorine. They are to be treated with care. Abrasives, steel wool, pointed or sharp objects can damage the surfaces and are therefore not to be used for cleaning.
14. Cleaning for long-term stays
For stays longer than 10 consecutive days, an intermediate cleaning is mandatory. The service is included in the rental price.
15. Correct ventilation
• Sufficient ventilation of the apartment is required even in cold weather. This is done through so-called shock ventilation. At least two opposing windows are to be opened, creating a strong air current. In closed rooms, the doors and windows of adjacent rooms are to be opened. The ventilation process takes between 5 and 15 minutes and should be performed at least three times a day. Afterward, the windows are to be closed completely.
• Tipping the windows is only allowed in summer temperatures.
16. Laundry
• The washing machine in the laundry room on the ground floor of Burgstraße 14 and in the heating room next to the garage in Zillertalstraße 1 is available for communal use for a fee (including detergent), and each load of laundry must be announced to the landlord in advance. Fees for using the washing machine and dryer: Burgstraße 14; Washing and drying laundry €5 per load
Zillertalstraße 2; Washing laundry €3 per load
• Washing and drying laundry in the living quarters is prohibited!
• Laundry is to be washed exclusively in the washing machine and dried in the laundry room, on the designated clothes rack, or in the dryer. NOT INSIDE THE APARTMENT!
17. Additional rules
Order and cleanliness must be maintained in the building. In particular, the following applies:
• The use of hair dye, textile dye, or other coloring agents in the apartment is prohibited.
• House and courtyard entrances, stairs, and corridors are to be kept clear as escape routes. Therefore, placing objects in the stairwell is prohibited.
• All types of installations are prohibited.
• Basement, stairwell, and skylight windows are to be kept closed in cold weather.
• Absolute smoking bans apply in all rooms.
• Damages to the premises and objects must be reported to the landlord immediately.
• Special consideration must be taken for fellow residents between 8:00 pm and 7:00 am, as well as between 1:00 pm and 3:00 pm. Vacuuming and other noisy activities are to be avoided during these times. Radios, stereo systems, and televisions are to be set to room volume.
• All types of celebrations are prohibited.
18. Video surveillance
For security reasons, the outdoor and entrance areas, as well as common areas such as the staircase and laundry room, are video-monitored. Video surveillance is carried out to protect the legitimate interests of the person responsible.
19. Pets
• Pets may only be kept with the written consent of the landlord. A given permit can be revoked after a reminder has been issued by the landlord. If pets are allowed, make sure that they are not unsupervised in the outdoor facilities, in the stairwell or other communal facilities. Remove any contamination immediately.
• The animal must be dewormed 10 days before arrival
• Vaccination certificate / EU pet passport with the necessary vaccinations must be presented
